Homeowners insurance covers your home, preserving your investment and your dream of being a homeowner.
Homeowner's Insurance helps pay to repair or rebuild your home and replace personal belongings lost due to theft, fire and/or other disasters such as storms. Each policy will specifically specify what hazards/events will be covered within the policy and what hazards/events have been specifically excluded.
Finding the right mix of coverages to meet your needs can be challenging. When insuring a home there are some very important questions to ask yourself and your agent:
- Is the property being insured for its proper replacement value?
- What deductible options are available?
- What additional discounts and/or credits can I benefit from?
Homeowner policies are typically broken down into the following coverage categories:
- Dwelling: physical structure of your home
- Other Structures: additional structures on your property (sheds, fence, gazebos, etc.)
- Personal Property: your personal content and belongings found within the home; furniture, clothing, electronics, etc., in most cases certain items will have maximum pay out limits
- Personal Liability: your legal responsibility and liability for injuries you or your family members cause to others
- Loss of use: additional living expenses if an insured hazard leaves you provisionally unable to live in your home while the damages are being assessed and repairs are being conducted
In most cases additional coverages can be obtained for an additional premium: higher liability limits, personal property replacements cost and increased coverage for valuables (artwork, jewelry, furs, fine chine, etc.).
Homes over 40 years old will be required to conduct a 4-Point Inspection before insurance coverage can be bound. A4-Point Inspection confirms to the insurance carrier that the following are in good working condition and have been updated:
- Roof
- Electrical System
- HVAC (Heat, Ventilation & Air Conditioning)
- Plumbing
Ways to save…
Most if not all carriers issue discounts for properties that have any of the following:
- Centrally Monitored Fire Alarm (current alarm certificate will be required to validate)
- Centrally Monitored Burglar Alarm (current alarm certificate will be required to validate)
- Shutters and/or Impact resistant Windows (shutter/impact window certificate from a licensed inspector or general contractor will be required to validate)
- If the roof is new and or has been redone after 1994 and meets the new Florida Building Codes (Windstorm Mitigation inspection will be required to validate)
