Obtaining condo insurance coverage will help you protect the interior of your unit and your personal content in the event of a covered loss.

When owning a condo it is important to know what your Condominium Association's master policy will cover and will not cover. The condo association's master policy may only be responsible for the exterior skeleton of the building and its common areas. As the unit owner you will be responsible for the interior of your individual unit (from the drywall inward toward your unit). Therefore securing adequate insurance coverage for your unit is very important.

Your condo insurance policy will also cover your personal property, your legal responsibility, as well as any improvements or customizations done to your unit. As a unit owner you can select the amount of coverage desired to repair and or rebuild the interior of your unit as well as the amount of coverage desired to cover your personal belongings.

In brief the coverages found on a condo policy are as follows:

  • Dwelling: the interior physical structure, additions and alterations of the unit

  • Personal Property: your personal content and belongings (furniture, clothing, electronics, etc.)

  • Personal Liability: your legal responsibility and liability for injuries you or your family members cause to others while in your unit

  • Loss of Use: Additional living expenses if an insured hazard leaves you provisionally unable to reside in your unit while the damages are being assessed and repairs are being conducted

A standard condo insurance policy will protect and cover damages to most of your personal belongings, as well as walls, floors, ceiling coverings, etc. It is important to review your condominium association documents to understand and familiarize yourself with what your condominium association's master policy will cover in the event of a covered loss, i.e. windows, sliding glass doors, etc.

Ways to Save...

Most if not all carriers issue discounts for units that have any of the following:

  • Centrally Monitored Fire Alarm (current alarm certificate will be required to validate)

  • Centrally Monitored Burglar Alarm (current alarm certificate will be required to validate)

  • Shutters and/or Impact resistant Windows (shutter/impact window certificate from a licensed inspector or general contractor will be required to validate)

  • Automatic Fire Sprinklers within the unit (sprinkler certificate from the association will be required)
